Wonderful! Property was great: Beautiful view, great pool, nice beach and swimming area and great chairs to sit and enjoy the lake and Whiteface from the lawn or dock.Condo was spacious, easy to move around in and very comfortable. Notes

SECTION 1. GENERAL RULES AND REGULATIONS
No Unit Owner or any of his agents, servants, employees, licensees or visitors shall at any time bring into or keep in his Unit, any flammable, combustible, or explosive fluid, material, chemical or substance.
All electrical equipment of any kind or nature installed or used in each Unit shall fully comply with all rules, regulations, requirements or recommendations of the New York Board of Fire Underwriters and the public authorities having jurisdiction thereof, and the Unit Owner alone shall be liable for any damage or injury caused by any electrical equipment in such Unit.
Nothing shall be done in any Unit or in, on or to the Common Elements which will impair the structural integrity of the Building or which would structurally change the Building.
Nothing shall be altered or constructed in or removed from the Common Elements, except upon the written consent of the Board of Managers.
No animals, birds or reptiles of any kind (except common household cats and dogs) shall be raised, bred or kept in any Unit or in the Common Elements without the prior written consent of the Board of Managers. Any dogs which are permitted must be leashed at all times.
No noxious or offensive activity shall be carried on in any Unit or in the Common Elements, nor shall anything be done therein, either willfully or negligently, which may be or become an annoyance or nuisance to the other Unit Owners or occupants.
There shall be no obstruction of the Common Elements and, with the exception of unit owner boat trailers as hereinafter provided, nothing shall be stored in the Common Elements without the prior written consent of the Board of Managers. The Board of Managers periodically shall designate the location for boat trailer storage on Condominium Property. Each Unit Owner shall be obligated to maintain and keep in good order and repair his own Unit and vestibule, if any, in accordance with the provisions of the By-Laws.
No articles of clothing or towels or anything of the kind shall be hung out or exposed on any part of the Common Elements including pool fencing or railing, decks, patios, and other fences and railings on the Condominium Property. The Common Elements shall be kept free and clear of rubbish, debris and any other unsightly materials. No rugs or mops shall be shaken or hung from any of the windows, doors, railings or vestibules, nor shall a Unit Owner sweep or throw or permit to be swept or thrown therefrom any dirt or other substances.
Each Unit Owner shall keep his Unit in a good state of preservation and cleanliness and each Unit Owner shall be obligated to maintain and keep in good order and repair his own Unit in accordance with the provisions of the By-Laws.
The agents of the Board of Managers or the Managing Agent, and any contractor or workman authorized by the Board of Managers or the Managing Agent, may enter any Unit in the Buildings at any reasonable hour of the day for the purpose of inspecting such Unit for the presence of any vermin, insects or other pests and for the purpose of taking such measures as may be necessary to control or exterminate any such vermin, insects or other pests.
The Board of Managers, the Managing Agent or its designated agent, may retain a passkey to each Unit. No Unit Owner shall alter any lock or install a new lock on any door of the Units without written notice to the Board of Managers. In case such change is made, the Unit Owner shall provide the Board of Managers, the Managing Agent or its designated agent, with an additional key pursuant to its right of access to the Unit.
If any key or keys are entrusted by a Unit Owner or occupant or by his agent, servant, employee, licensee or visitor to an employee of the Board of Managers, whether for such Unit or for an automobile or other item of personal property, the acceptance of the key shall be at the sole risk of such Unit Owner or occupant, and the Board of Managers shall not be liable for injury, loss or damage of any nature whatsoever directly or indirectly resulting therefrom or connected therewith.
Any consent or approval given under these Rules and Regulations may be modified, amended or repealed at any time by majority vote of the Board of Managers.
If a Unit Owner leases his Unit and the Unit Owner’s assigned boat slip to a third party pursuant to Article V, Section 10(E) of the By-Laws, the Unit Owner shall be required to remove his boat from the boat slip or make arrangements to otherwise occupy another Unit Owner’s unused boat slip for the duration of said lease. A Unit Owner who does not lease the Unit Owner’s assigned boat slip in conjunction with the lease of the Unit would not need to vacate the boat slip area.
Each time a Unit Owner rents his Unit to a third party, pursuant to Article V, Section 10(E) of the By-Laws, the Unit Owner is required to provide a copy of the Lease to the Managing Agent no later than three (3) days prior to the start of the lease term. At a minimum, the lease must include the Terms of the Lease, the Names of each tenant authorized to occupy the unit (last names may be removed if Unit Owner feels they need to be kept confidential) and the most current required lease provision language provided to each Unit Owner by the Board of Managers from time to time (see attached Addendum with required language). In the case of use of the Unit by friends or family free of charge and without the presence of the Unit Owner, a phone call, fax, text message or email to the Managing Agent providing the names of the occupants at least three (3) days prior to each use is required.
On a quarterly basis (or more frequently as the Board of Managers may require), Unit Owners shall report to the Board of Managers any rental or lease of his or her unit to a third party for consideration and shall be subject to a rental fee for any such third-party rentals. The rental fee shall be $15 per rental day and shall be collected by the Association from the Unit Owner on at least a quarterly basis (or more frequently as the Board of Managers may require). The amount of the rental fee may be adjusted from time to time and may be used for common area maintenance and improvements at the discretion of the Board of Managers.
Units may be rented or leased by Unit Owners for a minimum period of two (2) nights.
When a Unit Owner rents his Unit to a third party pursuant to Article V, Section 10(E) of the By-Laws, the Unit Owner relinquishes all rights to enter the Condominium Property and to use the Unit or any of the Common Elements during the entire term of the lease. The only exception will be to attend to emergency repairs to the Unit or where the Unit Owner enters Condominium Property to conduct official business of the Association. For each and every breach of this Rule, the Unit Owner agrees to pay the Association a fine in the amount of $100.00 per day for every day the Unit Owner is in violation of this rule. The fine, if uncollected for 30 days after notice of violation is sent to the Unit Owner, will be subject to a 15% late fee.
Unit Owners, occupants or a Unit Owner’s agent, servant, employee, licensee or visitor are prohibited from using the common trash bin on the Condominium Property for construction-related trash. If a Unit Owner commences a construction or remodeling project pursuant to Article V Section 11 of the By-Laws and such project requires the use of a dumpster or other trash receptacle, such Unit Owner is solely responsible for the costs of obtaining and removing such trash receptacle. The Unit Owner understands that such construction-related trash receptacle shall not be used to dispose of hazardous materials.
Unit Owners agree that they will not hold any parties or group gatherings and the total number of people present on the premises at any given time will not exceed the maximum occupancy of the unit. Specifically, the beach, the pool and the dock areas are for the sole use of Unit Owners and invited guests in the presence of the Unit Owner. Day Guests of the Unit Owner are only permitted on site when the Unit Owner is present and residing in his Unit. No advance notice of Day Guests is required. Renters and Guests are required to abide by the rules and regulations set forth in Section 5 herein.
Units 13-14 are permitted to use gas grills which may be placed adjacent to such unit. Units 1-12 are prohibited from using gas grills on patios or decks but may use electric grills in accordance with the Fire Code of New York State. Such electric grills may not be moved from location to location on Condominium Property.
The Association provides racks for canoes and kayaks of the Unit Owners on a first-come, first-served basis. Such canoes and kayaks shall be solely for the private use of the Unit Owners.
No fireworks or illegal drugs may be used on the property. The police will be called if this occurs.
Fires are only permitted in the fireplaces within the units and by Unit Owners on the sand beach contained in a metal container in accordance with paragraph 7 of Section 4 herein. No fire is to be left unattended and any container used on the beach shall be removed from the beach after each use.
All Unit Owners must prominently post the current Rules and Regulations within in the unit prior to renting the unit to a third party. All rental documents must include an acknowledgement by the renter that such renter has read and is in full understanding and agreement of the Rules and Regulations.
Unit Owners agree to use best efforts to shut off the water supply to their unit when vacating the property overnight.
SECTION 2. DOCK SPECIFIC RULES
In addition to the General Rules and Regulations set forth in Section 1, all Unit Owners, Renters and Guests are subject to the following rules related to the dock area:
No glass allowed on the docks.
No running allowed on the docks.
All trash is to be disposed of in proper receptacles.
No children under 12 years of age are permitted unaccompanied on the docks.
Behavior which causes a nuisance to others is not permitted.
The Board of Managers may add or delete dock rules as they deem necessary and proper.
SECTION 3. SWIMMING POOL SPECIFIC RULES
In addition to the General Rules and Regulations and Dock Rules set forth in Sections 1 and 2, all Unit Owners, Tenants/Renters and Guests are subject to the following rules related to the swimming pool area:
The Swimming Pool generally will open on May 30th (weather permitting) and will be closed for the season on September 5th. The Board of Managers may adjust these dates each year in accordance with weather conditions. During the season, the pool hours will be 10:00 a.m. to 8:00 p.m. daily.
No glass or food is allowed in the pool area.
All children under the age of 12 years must be accompanied by an adult.
All non-swimmers must be accompanied by a swimming adult when in the pool area.
No running is allowed in the pool area.
Only proper swimming apparel is allowed in the pool. No cutoffs are to be worn, as material from cutoffs present a serious drainage problem.
All trash, paper, and metal cans (particularly pull tabs) are to be placed in receptacles provided around the pool.
No infant’s diapers are permitted in the pool.
The pool is a recreational facility primarily for Unit Owners and Renters. Day Guests must be accompanied by either a Unit Owner or approved third-party renter (reported to the Board of Managers in accordance with Section 1 paragraph 15). Renters are subject to additional rules set forth in Section 5.
Pets are not permitted in the pool area.
Behavior which causes a nuisance to others is not permitted.
The adjusting or tampering with any pool operating equipment is strictly prohibited for anyone other than a member of the Board of Managers, the Managing Agent or its designated agent.
Chairs or other furniture owned and provided by the Association are permitted to be used in the pool area by Unit Owners and guests on a first-come, first-served basis and such use shall be at the sole risk and liability of the Unit Owner and/or guest. Unit Owners and Renters may use personal chairs, tables, tents, etc. which must be removed from the pool area overnight.
The Board of Managers may add or delete pool rules as they deem necessary and proper.
SECTION 4. BEACH SPECIFIC RULES
In addition to the General Rules and Regulations, Dock Rules and Swimming Pool Rules set forth in Sections 1 through 3, all Unit Owners, Renters and Guests are subject to the following rules related to the beach area:
Overnight camping is not permitted, the beach grounds close at 10:00 p.m.
No glass containers of any kind are permitted on the beach.
The beach is a recreational facility primarily for Unit Owners and Renters. Day Guests must be accompanied by either a Unit Owner or approved third-party renter (reported to the Board of Managers in accordance with Section 1 paragraph 15). Renters are subject to additional rules set forth in Section 5.
Any paper, metal cans and other items brought to the beach must be removed from the beach prior to closing time (i.e., “carry in-carry out”)
All children under the age of 12 years must be accompanied by an adult.
Chairs or other furniture owned and provided by the Association are permitted to be used in the beach area by Unit Owners and guests on a first-come, first-served basis and such use shall be at the sole risk and liability of the Unit Owner and/or guest. Unit Owners and Renters users may use personal chairs, tables, etc. which must be removed from the beach area overnight. Any tents used on the beach should be safely secured and should be removed from the beach area overnight.
Fires are permitted only by Unit Owners on the sand beach and only in approved metal containers. No fire is to be left unattended on the beach and the container shall be removed from the beach after each use.
The Board of Managers may add or delete beach rules as they deem necessary and proper.
SECTION 5. RULES FOR RENTERS AND GUESTS
The Water’s Edge grounds are owned and operated by the Water’s Edge Condominium Association. The Association has set forth General Rules and Regulations, Dock Rules, Swimming Pool Rules and Beach Rules in Sections 1 through 4 above (the “Association Rules”) governing the Unit Owners and all Renters and Guests will be subject to such Association Rules. In addition, the Association has set forth the following list of rules that must be followed by renters and other guests to the property. One or more of Units will be occupied by full-time, year-round homeowners. Therefore, renters are expected to be courteous, use common sense and be respectful of the neighbors.
All the Unit Owners at the Water’s Edge take great pride in this development. The Board of Managers hope everyone who lives here, as well as renters and guests, enjoys the grounds. With that being said, the Board of Managers expect everyone to be respectful and responsible. If problems occur, homeowners have permission to call the rental agent (Lake Placid Accommodations 523-9861). If the problem cannot be quickly resolved, the renter or guest will be asked to leave, and no refunds will be given.
Parking: For Units 1-12, parking is limited to two vehicles per reservation and no parking is permitted on the grass. There are extra parking spaces adjacent to the dumpster. The entrance to the driveways should never be blocked. This is a safety issue in case emergency vehicles need to access the Property. If necessary, violators will be towed. For Condo Units 13 and 14, parking is limited to 4 vehicles, 2 in garage and 2 outside and in front of garage.
Pets: Renters and guests are not permitted to have pets on the property. If pets are seen in any rental unit, or on the property, the tenant will be asked to leave.
Wet clothing and towels: No articles of clothing or towels or anything of the kind shall be hung out or exposed on any part of the Common Elements including decks, patios and railings.
Smoking Prohibited: All rental units are non-smoking; any smoking must be done outside and away from any Unit, deck, stairway, patio or garage. Smokers must make sure all butts are extinguished and disposed of properly.
Noise: Noise should be kept to a minimum. No loud noises should be heard between the hours of 9:00 P.M. - 10:00 A.M.
Use of Private Watercraft. Renters and Guests are prohibited from using the storage racks on the Condominium Property as well as the private watercraft stored in such racks. Rentals for personal watercraft may be found near the Condominium Property. Renters and Guests may store personal watercraft either on the beach or on their personal vehicles. Note that no personal motorized watercraft such as jet skis are allowed on Lake Placid at any time.
Fires. For Renters and Guests, fires are permitted only in the fireplace of the Unit. Fires are prohibited in all other location of the Condominium Property.
Guests of Renters. For use of the beach and pool, renters are limited to two (2) day guests per rented Unit.

Q. What are your office hours?

Q.  Where and when do I check-in the day of my arrival?
A.  Check in time is 4:00 p.m. unless we have approved and earlier check-in time. Q.  When is departure time?
A. The check-out time is 10:00 a.m., sharp. If possible, we will grant late check-out requests on the day of departure. Please call us at least 48 hours in advance if you wish to extend your check-out. Please note that late check-outs are not always available due to reservation turnovers.
Q. Is there a cleaning fee?
A. Yes, there is a one-time cleaning fee that applies to every rental. This fee is based on the number of bedrooms, bathrooms and overall size of the property. If you’d like additional housekeeping during your stay, please call us to book a mid-stay clean.
Q.  Are linens and towels included?
A.  Yes, all of our vacation rental properties include linens and towels at the property for your use.
Q.  Are paper products, soaps and other household supplies included?
Our vacation rentals are furnished with a start-up supply of paper and soap products. This includes paper towels, toilet paper, dishwashing soap, garbage bags, a clean sponge and laundry soap. Some homes may also have a basic supply of spices, cooking oil and cooking spray.  Depending on how long your stay is and your level of usage, you may need to purchase more of these items at any of the local grocery stores.
Q.  Are washers & dryers available?
A. Yes, most of our properties have a washer and dryer available.
Q. Are pets permitted?
A. Some of our vacation properties accept pets and a pet deposit is required.  Please look for a pet friendly designation on our web-site or call us and we can help arrange suitable accommodations.
Q. Is smoking allowed in my rental property?
A. No, smoking is strictly prohibited in any of our vacation properties.
Q. Is there air-conditioning in my rental property?
A.  Most properties do not have air conditioning since the average daily high temperature tends to hover around 75-80 degrees Fahrenheit during the summer months.
