Description
This inviting home with an open floor plan has 4 bedrooms, 3 baths, spacious rooms and gorgeous custom finishes with Adirondack touches throughout. The gourmet kitchen with large center island and stools is stocked with all the appliances you will need for preparing meals to dine at home and the living room holds a sectional sofa and gas fireplace. The main floor also has a dining room, an office with a desk and a couple of comfy chairs, the primary bedroom suite and a 2nd bedroom.
The lower level beckons visitors for hours of entertainment in the large bonus recreation room with bar and stools, pool table and a sitting area with TV and futon. Guests who would like to bring their own kegs for the bar area should inquire about this extra option. Beer taps are available and there will be a cost associated with this, which will involve the caretaker installing/removing the keg and cleaning out the lines.There are also 2 more bedrooms, a full bath and an exercise room on the lower level with fan, TV, Elliptical, Nautilus Training System and Free Weights (Adult use only please, No unsupervised Children). There is a portable air conditioner, multiple portable fans ( one for each bedroom and office) and ceiling fans.
The enclosed porch with table and chairs is perfect for dining outdoors, the deck holds a hot tub (is not available October - May) with an open area to bask in the sun and there is both a patio area and custom firepit area, ideal for kicking back and taking in some fresh Adirondack air while toasting a few smores or hotdogs over the fire. There is a 2 car garage, the sweeping lawn area presents an abundance of space to enjoy yard games and the dock sitting on the shoreline allows visitors opportunity to launch your boat or canoe ( 4 life jackets are available with use of 2 kayaks and 2 paddle boards) to glide across the water and gaze on an abundance of wildlife and take in the beauty of nature that will surround you!
The Birch Berry Lane vacation rental has everything you will need to park and enjoy your vacation without ever having to leave during your stay, but if you decide to explore the surrounding areas you will find a large variety of outdoor sporting adventures to include everything from fishing, golfing, bicycling, hiking, skiing or skating and so much more!
There are four exterior cameras that are used for security purposes only. None are facing the hot tub and there are NO cameras inside the house. Relax and enjoy your privacy!

Q. What type of vacation rental properties do you offer?
A. We offer a wide selection of vacation rental properties ranging from cozy cabins to luxury retreats. We set very high-standards to enhance your vacation experience and ensure guest satisfaction. All Engel & Volkers rental properties are well maintained in desirable locations, fully furnished and tastefully appointed.
Q. What are your office hours?
A. Our office is open from 8:30 a.m. until 6:00 p.m. six days a week, Sunday’s by appointment and available to handle issues 24/7.
Q. Where and when do I check-in the day of my arrival?
A. Check in time is 4:00 p.m. unless we have approved and earlier check-in time. Please stop by our office to pick up your key and complimentary welcome tote. If you plan to arrive after 5:00 p.m., kindly let us know and we will make arrangements with you for key pickup. Engel & Volkers is conveniently located at
Q. When is departure time?
A. The check-out time is 10:00 a.m., sharp. If possible, we will grant late check-out requests on the day of departure. Please call us at least 48 hours in advance if you wish to extend your check-out. Please note that late check-outs are not always available due to reservation turnovers.
Q. Is there a cleaning fee?
A. Yes, there is a one-time cleaning fee that applies to every rental. This fee is based on the number of bedrooms, bathrooms and overall size of the property. If you’d like additional housekeeping during your stay, please call us to book a mid-stay clean.
Q. Are linens and towels included?
A. Yes, all of our vacation rental properties include linens and towels at the property for your use.
Q. Are paper products, soaps and other household supplies included?
Our vacation rentals are furnished with a start-up supply of paper and soap products. This includes paper towels, toilet paper, dishwashing soap, garbage bags, a clean sponge and laundry soap. Some homes may also have a basic supply of spices, cooking oil and cooking spray. Depending on how long your stay is and your level of usage, you may need to purchase more of these items at any of the local grocery stores.
Q. Are washers & dryers available?
A. Yes, most of our properties have a washer and dryer available.
Q. Are pets permitted?
A. Some of our vacation properties accept pets and a pet deposit is required. Please look for a pet friendly designation on our web-site or call us and we can help arrange suitable accommodations.
Q. Is smoking allowed in my rental property?
A. No, smoking is strictly prohibited in any of our vacation properties.
Q. Is there air-conditioning in my rental property?
A. Most properties do not have air conditioning since the average daily high temperature tends to hover around 75-80 degrees Fahrenheit during the summer months.
